Things you can expect to see in a tenancy agreement

Minimum term of contract 12 months

Deposit required to be paid upon signing of your contract

First months rent to be paid in advance before handover of property

No smoking permitted inside the property

No pets permitted unless negotiated and agreed in writing with landlord

Two forms of ID required, one in photographic form

Proof of current address required, utility bill dated within the last three months.

Credit checks carried out prior to contract being signed.

Heating system: Gas and oil levels to be kept topped up at all times to keep boiler system operational

Taking care of the premises, to keep all fixtures and fittings in good clean order

To maintain the garden and keep all areas neat and tidy

Check and maintain smoke alarms on a regular basis

To report all problems and defects as soon as reasonably possible.

One month notice must be given in writing before ending the tenancy

Guarantor form must be completed if receiving housing benefit or credit checks aren’t met.

Final inspection of property will be carried out at the end of the tenancy.
